The Rezoning Process

A citizen's guide

1. The developer presents rezoning request to the City-County Planning and Zoning department.

2. The initial plans are sent to the Development Review Board (City County Planning Department) for comments on any outstanding concerns the staff may have with the plan. These concerns are passed on to the developer by the planning staff.

3. The developer adjusts the plan accordingly.

4. The staff studies the proposed development.

5. The staff issues a report.

6. The Zoning Committee reviews the report and recommends acceptance or denial at its monthly public meeting.

7. The City Council or County Board of Commissioners hears the proposal and votes for or against the development.

8. If the rezoning is approved, the developer submits a site plan to the Development Review Board. It is the job of the DRB to make sure the site plan contains the improvements that were agreed upon at the time of the rezoning as noted on the development plan.

9. Development begins after the Development Review Board concludes its study.
